About the Program
The Housing Choice Voucher (HCV) Program provides rental assistance to eligible low-income households to enable them to afford housing in the private rental market. The program provides variable rent subsidies to qualified tenants based on their family income. The family pays approximately 30% - 40% of their income towards rent and utilities. The monthly subsidy portion of the contract rent due from the housing agency is paid directly to the landlord on behalf of the tenant. Units are inspected and families are recertified annually. Unit owners screen and qualify tenants according to their standard criteria for tenancy.

Rental Property Owner Information

Please be aware that "Source of Income" is a protected class under the Fair Housing Resolutions of Frederick County. By definition, participation in a federal housing assistance program qualifies as a source of income. Therefore, in Frederick County, it is housing discrimination to refuse to rent to a prospective tenant based upon their status as a participant in an assisted housing program.

Waiting List
The Frederick County Housing Choice Voucher (Section 8) waiting list is closed due to limited federal subsidies and the large demand for them. A public announcement will be made when the list re-opens, which is not expected soon.

Those on the wait list can view their current position and status by clicking Frederick County's WaitListCheck. Enter the 4-digit year of birth (for example, 1901) and full Social Security number (with no dashes, for example, 999999999) or this service will not work.
