Pre-registration of bidders is required. A non-refundable registration fee is required payable via ACH. Payment for tax sale purchases will be made in the same manner. Payment must be made by 4 p.m. the day of the tax sale auction.
Any properties that do not sell at the tax lien auction will be sold at lien value at an assignment sale. In order to participate in the assignment sale, you must be a registered bidder in the tax lien auction. The date and time of the assignment sale and instructions will be emailed to all registered bidders after the completion of the tax lien auction.
Legal Proceedings
Legal proceedings cannot begin until 6 months after the tax sale. Legal proceedings must be started within 2 years of the sale date or your certificate is void and all money paid by you is forfeited.
The 2022 Frederick County Tax Sale is scheduled for Monday, May 9. All payments, including the registration fee and total amounts due for winning bids, will be automatically debited from the bank account provided at registration. The sale will be a sealed bid auction using the high bid premium method. Tax sale surplus and excess funds information is provided as a convenience. If you are a third-party providing a service in an attempt to obtain these funds, all claims must be filed through the Circuit Court for Frederick County for adjudication. The County will not disperse funds to any third party without a signed Order of Court. Do not contact the County for claim filing information, request for additional data, or explanation of the data provided. It is your responsibility to do your own due diligence and seek any necessary legal counsel before proceeding with initiating any claims for surplus or excess funds.
